BOUTIQUE HOTEL REVENUE INTELLIGENCE · EST. 2018

A revenue desk built for the Mediterranean shoulder season — and the eighty-four thousand euros your hotel leaks to OTAs each year.

22.4% average RevPAR uplift in clients' first season 380+ independent hotels across 19 countries 11 days average deployment, contract to live recommendation

Chapter One

The MunasBH Method, in three deliberate steps.

Built for independent properties with 8 to 120 rooms — the work happens in three concrete stages, not a black box. Most hotels see their first recommendation inside eleven days of signing.

  1. I.

    Forecast

We ingest your PMS history, on-the-books pace, and our 7.2-million-night Mediterranean dataset to model demand for the next 365 days — by room type, by channel, by day of week. Our demand models run 38% more accurate than generic global tools because they were trained on your neighbourhood, not on Midtown Manhattan.

Output: a written demand thesis for every season, reviewed by your assigned CHRMP analyst.

  2. II.

    Price

The pricing engine pushes a recommended BAR to your channel manager every 47 minutes across twelve connected channels — Booking.com, Expedia, Airbnb, Mr & Mrs Smith, Tablet Hotels, and the rest. Rate fences, length-of-stay rules, and minimum-stay restrictions are configured for the way Mediterranean demand actually books.

Output: live dynamic pricing, auditable in your dashboard, overridable in two clicks.

  3. III.

    Benchmark

Every Tuesday we publish the free Rate Parity Index for nineteen Mediterranean destinations. Inside the platform, you see your comp set, your rank within it, and the gap between your parity and the local median — so you know when an OTA is undercutting you and how to respond before the booking lands elsewhere.

Output: a weekly parity brief plus an in-app dashboard refreshed daily.

Field study · No. 04

A working Tuesday morning for a 64-room hotel in Hvar.

The dashboard below is the live view for one of our clients on the third Tuesday of September. The dynamic BAR recommendation landed at 06:47 CET; the parity check ran at 07:12; the on-the-books pace chart updates from the PMS every fifteen minutes. Nothing here is mocked.

  • B. Three parity breaches flagged on Booking.com and Expedia — auto-suggested counter-rate ready.
  • C. On-the-books pace for October running 11.3% ahead of the comp-set median.

Chapter Two

Eight reasons MunasBH beats generic global tools — read it like a feature index.

Each panel below names a single, verifiable differentiator. No round numbers, no superlatives without a footnote, no references to enterprise chains we have never served.

01

Mediterranean-trained models.

Our demand models were trained on 7.2 million booking nights from 2019 to 2025 — every one of them from a coastal or island property between Casablanca and Cyprus. Generic tools were not.

02

BAR refresh every 47 minutes.

The Beat-the-OTA pricing engine rewrites your recommended BAR every 47 minutes across twelve channels. Clients report recovering an average of €84,000 in leaked room revenue per property in year one.

03

PMS-agnostic, 11-day deployment.

Live integrations with fourteen PMS systems — Mews, Cloudbeds, RoomKey, Opera, Hotelkit, and ten more. Average deployment from signed contract to first dynamic pricing recommendation: eleven days.

04

Multi-currency engine, daily MID FX.

Native handling of EUR, TRY, MAD, EGP, and TND with daily MID-refreshed exchange rates pulled from the European Central Bank. No manual rate-table work, no end-of-month reconciliation surprises.

05

Free weekly Rate Parity Index.

Published every Tuesday since Q3 2022 — the only free public Rate Parity Index for Mediterranean destinations. Cited by Skift and Hotel News Now. Subscribed to by 4,200 hoteliers who are not yet our clients.

06

Nine CHRMP analysts in-house.

Twenty-two full-time staff, including nine Certified Hotel Revenue Management Professionals. The largest bench of any boutique-focused revenue vendor — and the only one where every client is assigned a named human.

07

Built by former Maistra & Falkensteiner revenue leads.

Founded in Split in 2018 by revenue managers who cut their teeth at Maistra Collection and Falkensteiner Hotels. Profitable since Q2 2022. Zero outside venture funding — every feature ships because a client asked for it.

08

Awarded in Athens, November 2024.

Named "Best Hospitality SaaS Under €500/month" at the 2024 Mediterranean Hotel Tech Awards. Featured in Hospitality Net's "Companies to Watch 2025" list and Skift's March 2024 vendor survey.

By the numbers

384

Active properties

Hotels, guesthouses, and aparthotels with 8 to 120 keys, each assigned a named CHRMP analyst.

A personal note

Split, October 2018 — why we built this.

We started MunasBH in a forty-square-metre office above a konoba on Varšavska, two years after leaving revenue roles at Maistra Collection and Falkensteiner Hotels. We had spent the previous decade watching independent properties lose €80,000 to €150,000 a year to rate parity leaks, OTA commissions, and pricing decisions made by gut feel at 10pm the night before a sold-out weekend. The global SaaS vendors we were offered at the time were built for Marriott, not for a thirty-eight-room stone house in Korčula. So we built what we wished we'd had: a revenue desk that thinks in shoulder seasons, that refreshes BAR often enough to matter, and that answers the phone in Croatian, Greek, Italian, Spanish, Portuguese, Turkish, and French. Seven years later, three hundred and eighty-four hotels use us, we have never raised a venture round, and we still eat lunch at that konoba. If you run an independent property between Casablanca and Cyprus, we'd like to spend thirty minutes looking at your numbers with you.
